Remodeling the bathroom can be one of the best investments you make in your investment property.

Time and again it has been proven that the bathroom and the kitchen are the two areas with the most significant impact on property values. That is a good reason why making the bathroom look more appealing is worth your effort, regardless of whether you are planning on selling soon.

It costs less to buy and install than regular tile, and it is available in a n endless variety of tile, stone, marble, and wood grain patterns. In many cases you can put it over the existing flooring material. Level out the grout joints with floor patch, and just lay the thick new vinyl over it. This will save money on tearing up the old tile and on the installation.

Take a look at the new vinyl materials out there before you shell out for a new tile floor. For small, any flooring specialty shops will carry discount remnants of vinyl that can be perfect for bathrooms. Shop around for deals at these places instead of the big name stores and you will find yourself saving a lot.

Countertop Remnants. In much the same way as flooring has remnants, many types of counters are cut in a manner such that there are remnants, or surplus pieces, as well.

If you want a granite countertop for your vanity, check with a granite store to see if they have any remnants lying around. You can pick these up for much less than the cost of a full piece of granite. You can still get them to install it and get it cut to your counter size, and the price will be much lower.

With some old fashioned ingenuity and careful choices, you can make a big improvement whilst remodeling the bathroom for a low cost. Considering how big a factor the bathroom is to the feeling of security and privacy in an investment property, the few dollars you spend on this kind of renovation can pay big dividends for years to come.
