Common Mistakes that People Make when Investing in Property

The most common mistake while investing in property is that people buy with their emotions. They buy in the wrong place for all the wrong reasons.

They buy property based on:

• places close to where they live
• In a place they were born
• They love to buy in places they like to holiday
• Buy in a place where they may like to retire

Does this sound familiar to you?

Although local knowledge is an important factor when buying real estate, this should not limit your options and restrict you to areas that you are familiar with.

You must never buy a property based on emotional reasons! If you wish to succeed with real estate investing then you need to make logical decisions based on sound principles of real estate investing.

What are some of the fundamentals you should focus on?

You should focus on the numbers and take your emotions out of the equation. Some of the aspects you should consider are:

• Try and buy a property below market valuation.
• Buy positive cash flow properties that leave cash in your pocket after paying mortgage & expenses.
• Buy in high growth areas that offer plenty of job opportunities.
• Buy in areas that have population growth.
• Buy in areas of high capital growth potential

If you concentrate on the numbers it will be easier for you to keep your emotions out when investing in property.
