Sorry Praveen- i forgot to address your question. What does an investor,,,,,,,,. If an investor waits until hyper inflation, he waited too long,imo. Back in the 70s-80s, we bought as much property as possible with as little cash as possible. Lots of easy FHA and VA assumptions. Those don't exist now. It needs to be owner financed properties you buy.
